西安科技建筑大学专业学位硕士论文 BGY房地产公司招标流程优化研究 专 业：工商管理（MBA） 硕士生：莫爵宪 指导教师：张炜副教授 摘要 在房地产经营和管理工作中工程建设非常重要，作为产业链的重要环节，承担着巨 大的成本。一般情况下，采取工程招标的形式，能够帮助房地产企业合理地筛选企业和 单位承建工程项目，保障工程项目能够顺利完工。工程招标过程会产生成本，因此，成 本管理工作是很有必要的，能够有效地降低房地产企业的工程成本。随着经济的飞速发 展，我国建设领域不断地扩张，房地产欧亿·体育（中国）有限公司迅速崛起，市场竞争也日益严峻。 在企业工作中发现，BGY房地产公司在施工过程中出现招标计划的管理不到位、 招标效果不理想、公司招标信息化程度低、“三公”原则执行不到位、流程执行依赖线下 模式、工程招标流程冗杂等问题，本文以 BGY公司为对象，重点研究其项目招标管理 流程，结合笔者搜集到的一些国内外规范招标流程、评标方法等，评估该地产公司招标 流程存在的问题，从各维度展开详细的分析，包括组织结构、资格预审、评标方法、计 划编制等等。 在研究的过程中，首先阐述了基本理论，主要包括流程优化理论、流程再造理论、 对标管理理论等。其次，以实际的案例为研究内容，按照计划阶段、准备阶段、实施阶 段、签约阶段，对 BGY房地产公司现有的招标采购流程进行梳理，并对现有阶段流程 中存在的问题进行了分析。再次，分别提出各个阶段解决的优化方案。最后，结合 BG Y房地产公司的实际情况，设计出合理的招标构架，并且制定合理的工作流程，完善该 企业的招标采购流程。通过建立完善的工程施工招标流程，有效地控制工程成本，持续 地提高公司的管理水平，在市场上获得核心竞争优势。 关键词：工程招标；招标流程优化； BGY房地产公司 西安科技建筑大学专业学位硕士论文 Research on Optimization of Bidding Process of BGY Real Estate Company Specialty: Business Administration Author:Jue xian Mo Supervisor:prof .Wei Zhang ABSTRACT Engineering construction is very important in the operation and management of real estate, as an important link in the industrial chain, bearing huge costs.
