随着我国经济的高速发展,城市化进程的加快,我国的房地产业出现了爆发性的增

长。大量企业涌入房地产业,导致土地成本的高涨,市场间竞争加剧,迫使企业对项目

成本控制的要求提高。工程项目的建设和管理是一个非常复杂的综合性系统,其涉及到

的资源非常之多,一般规模也相对较大,实施过程相对较为复杂,这给工程项目的建设

的成本控制带来了非常大的挑战。

J公司在YX项目的前半期工程的成本控制出现了较大的问题,需要通过研究加以

改善和纠正。本文对工程项目成本控制的相关理论和方法进行了大致的研究,并运用了

相关理论的工具,包括ABC分类法、挣值分析法、质量成本法。以J房地产公司的YX

项目成本控制为例,从YX项目成本控制的现状和存在的问题入手,对项目成本控制中

出现的问题进行了分析和研究。提出了五个方面改善策略:一、制定项目全过程成本控

制措施;二、引入成本控制工具;三、加强成本人员队伍建设;四、建立成本控制监督

和激励机制;五、进行风险成本控制;这些策略在项目中得到了实施和应用,并取得了

较好的效果。希望本文的研究能够为房地产项目成本控制提供一定参考和借鉴。

Abstract

With China's rapid economic development, and continuously push forward the process of

urbanization,China's real estate industry has exploded in growth. The influx of a large

number of real estate companies,resulting in rising land costs,increased competition among

markets,forcing companies to improve project cost control requirements . Construction and

project management is a very complex integrated system,its resources are very much related

to the general scale is relatively large, relatively complex implementation process,which

gave control of the construction cost of the project has brought a very big challenge.

In the first half of the YX project cost control J company,there was greater problem that

needs to be corrected by improving and studied. In this paper, the theory and methods of

project cost control were broadly studied and used the theory of tools, including ABC

classification, earned value analysis, quality cost method. For example to YX cost control J

real estate company, From YX the cost of the project control and problems start to appear in

project cost control problems are analyzed and studied. Improvement strategy proposed five

aspects : First,the whole process of the development of the project cost control measures ;

Second, the introduction of cost- control tools ; Third, the cost of personnel to strengthen the

team building ; Fourth, the establishment of monitoring and cost control incentives ; five,the

risk of cost control ; These strategies have been implemented and applied in the project, and

have achieved good results. It hope that this study can provide a reference for to control the

cost of real estate projects.
