摘
要
随着我国城市化率的日益增加和发展，“工业化”建设也将是建筑业发展的必然走
向，并得到我国政府的大力支持。目前，装配式建筑所占新建面积的比例已经得到了大
幅提高，不过，装配式建筑项目的施工成本偏高的问题仍然存在，这也是妨碍装配式建
筑迅速发展的主要问题所在。由于装配式施工安装的特性,需设计院、建筑施工企业、
项目开发公司等单位的通力协作，将 BIM工程技术设计理念与装配式结合是未来发展
必然趋势。
本文首先从装配式建筑的规划设计、部品部件生产制造与物流运输、装配式构件安
装施工、交付运营维修作为出发点，通过查阅大量的文献及对装配式建筑施工全过程成
本管理工作的现状进行系统分析，以寻找在装配式施工项目全过程成本管理工作中出现
的重大问题；然后，运用层次分析法、问卷调查法等方法对若干问题加以甄别，并选择
较为关键的问题进行深入研究；然后，再以 BIM技术为基础，通过剖析将 BIM技术运
用于装配式施工项目全过程成本管理工作中的优缺点，从而构建 BIM技术的装配式施
工项目全过程成本管理工作信息资源共享平台，以及 BIM技术的装配式施工项目全过
程成本管理操作模型；最后，将根据中国建筑工程施工案例，进一步说明 BIM技术项
目建设及全过程成本管控中的可行性与操作性。
利用 BIM与装配式建筑的兼容发展,能够使所有参与方的相关信息得到充分共享，
进而解决项目成本管理过高的难题，同时有利于实现项目建设施工全过程成本管控的可
视化、模拟化、协调性及规范化有着一定的参考意义，也有利于促进中国建筑产业化的
高速发展。

Abstract
With the increasing urbanization rate and development of our country, "industrialization"
construction will also be the inevitable trend of the development of the construction industry,
and get the strong support of our government. At present, the proportion of prefabricated
buildings in the newly built area has been greatly increased, but the construction cost of
prefabricated construction projects still exists, which is also the main problem hindering the
rapid development of prefabricated buildings. Due to the characteristics of assembly
construction and installation, it is necessary to cooperate with design institutes, construction
enterprises, project development companies and other units. The combination of BIM
engineering technology design concept and assembly is an inevitable trend of future
development.
This article first from the prefabricated construction planning and design, component
parts manufacturing and logistics transportation, prefabricated component installation
construction, delivery, operation maintenance as a starting point, through consulting a large
number of literature and the prefabricated construction whole process cost management
system analysis, the present status in search of the prefabricated construction project of the
major problems in the whole process cost management; Then, using analytic hierarchy
process, questionnaire survey and other methods to screen a number of problems, and select
the more critical issues for in-depth research; And then, based on BIM technology, analyzes
the application of BIM technology to fabricated of advantages and disadvantages of the whole
process of construction project cost management, to build the prefabricated construction
project whole process cost management of BIM technology information resources sharing
platform, and the fabricated of BIM technology construction project whole process cost
management operation model; Finally, the feasibility and operability of BIM technology
project construction and cost control in the whole process will be further illustrated according
to the case of Chinese construction engineering.
Use BIM compatible with prefabricated building development, can make all the
participants information fully sharing, and thus solve the problem of project cost management
is too high, at the same time advantageous to realize the visualization of the whole process of
project construction cost control, simulative, coordination, and standardization has a certain
reference significance, but also to promote the rapid development of industrialization of
China building.
