房地产企业是否能够尽快构建健全的房地产融资渠道,来获得充足资金来源,这个 问题已经成为其发展的瓶颈。分析其原因,主要是因为我国房地产企业的融资渠道主要 依靠银行贷款或其他长期债券融资,而间接融资渠道非常稀缺,资金不足已成为影响我 国房地产企业发展的枷锁。 本文的研究旨在在新的市场规则和新的市场环境下提供传统创新融资模式的思路, 为解决我国房地产企业如何结合自身发展战略规划,扩展融资渠道、优化融资模式,从 而解决房地产公司融资规划问题,这对房地产公司持续发展具有重要的意义。 本文依据国内外相关的文献和理论,首先结合DT房地产公司的发展战略规划,根 据不同项目阶段的房地产融资需求,分为内源和外源融资需求,提出切实可行的融资规 划方案。其次从传统融资模式组合设计和创新性融资模式设计两个方面对DT房地产公 司项目融资的解决方案进行分析。最后,针对DT房地产公司融资现状及存在问题,提 出了健全融资风险防控机制、健全融资规划体系、加强投融资研究、加强投融资一体化, 提升资源的整合能力、引进高级金融专业人才、构建良好的金融机构合作关系等房地产 融资规划保障措施。以促进企业融资结构合理,进而促使企业健康持续平稳发展下去, 同时也为类似的房地产公司融资提供了参考和借鉴。 关键词:DT房地产公司;房地产融资规划;投融资研究 II RESEARCHONFINANCINGPLANOFDTREALESTATE COMPANY ABSTRACT Whetherrealestateenterprisescanestablishsoundrealestatefinancingchannelsassoon aspossibletoobtainsufficientsourcesofcapitalhasbecomeabottleneckintheir development.ThemainreasonisthatthefinancingchannelsofChina'srealestateenterprises mainlyrelyonbankloansorotherlong-termbondfinancing,whiletheindirectfinancing channelsareveryscarce,andthelackoffundshasbecomeaconstraintonthedevelopmentof China'srealestateenterprises. Theresearchofthispaperaimstoprovideinnovativefinancingmodelideasinthenew marketrulesandnewmarketenvironment,andtomakeapracticalanalysisofaseriesof problemssuchashowtoexpandfinancingchannels,optimizefinancingmodelandimprove theanti-riskabilityofrealestateenterprisesbycombiningwiththeirowndevelopment strategyplanning.Soastosolvethefinancingplanningproblemsofrealestatecompanies,this isofgreatsignificanceforthesustainabledevelopmentofrealestatecompanies. Basedonrelevantliteratureandtheoriesathomeandabroad,thispaperfirstproposesa feasiblefinancingplanforDTrealestatecompanybasedonitsdevelopmentstrategy planning,accordingtotherealestatefinancingneedsofdifferentprojectstages,itisdivided intoendogenousfinancingdemandandexogenousfinancingdemand,putforwardfeasible financingplan.Secondly,thispaperanalyzestheprojectfinancingsolutionsofDTrealestate companiesfromtwoaspects:thecombinationdesignoftraditionalfinancingmodeandthe designofinnovativefinancingmode.Finally,inviewoftheDTcompany'sfinancingcurrent situationandexistingproblems,putforwardtheperfectfinancingriskcontrolmechanism, perfectthesystemoffinanceplanning,strengtheningtheinvestmentandfinancing,strengthen thefinancialintegration,promoteresourceintegrationability,positiveintroductionof financingtalents,strengthencommunicationandcoordinationwithfinancialinstitutionsand systematicfinancingplanningSuggestionssuchasrealestatefinancingsafeguardmeasures.In ordertopromotetherationalfinancingstructureofenterprises,soastopromotethehealthy, III sustainableandstabledevelopmentofenterprises,alsoforotherrealestatecompaniesto provideareferenceforfinancing.
