摘要
在城市不断的更新发展之中,商业地产作为现代化城市的一种幵发类型出
现,其主要功能组成包括商业、居住、办公、酒店等。商业地产在国内发展历
程仅30余年。商业地产在城市中的出现确实拉动了城市的经济发展,展现了城
市结构进程中的多元化和现代化特色,满足了城市居民的物质文化生活需求同
时也暴露出了影响城市空间品质的一系列问题。而本论文就立足于对这些问题
的分析,希望探讨出商业地产对城市空间利弊作用,以期为以后的商业地产开
发和设计提供一些借鉴和参考。论文的主要研究内容如下:
第一章阐述了商业地产和城市规划更新的发展背景和研究现状,明确论文
的研究范围和内容,确立研究方法和策略,界定出相关概念
第二章对商业地产的模式、历程以及城市空间设计的方法和要素分别进行
阐述。然后通过对要素的分析,找出商业地产和城市空间之间的关联性
第三章对关联要素进行分类,总结出四个大方面对商业地产的幵发要点进
行总结,同时结合国内外成功的案例加以佐证
第四章从城市区域空间的视角出发,从大到小地对于商业地产如何对城市
空间发证影响进行理论论证,分析出对于城市品质的利弊点
第五章是基于前文总结的四大方面,即城市结构、城市交通、城市品质和
城市形象,具体地着力于合肥万达广场对于一环以内城市空间的影响进行分析
基于实地调研和问卷调查的方法,总结出其对合肥城市空间的利弊作用并分析
其原因
论文的结语总结了文章的不足之处,希望能为关于立足于城市空间角度的
商业地产开发的研究和设计提供一些借鉴意义

The Analysis about the effects of Commercial Real Estate
Development on Urban SpaceTaking Wanda Plaza in Hefei as an Example
ABSTRACT
With the continuous urban progress and development,Commercial real-estate,
which main functions include business, residence, office and hotel, emerges as a
new type of architecture. The history of the commercial real-estate in China is only
about 30 years. The emergence of the commercial real estate does help boost the
economic growth of the city, demonstrates the characteristics of diversification and
modernization in the process of urban development, also satisfies the city
inhabitant's need for better culture and life, at the same time it exposes a series of
problems of the quality of urban space. The essay is based on the analysis of such
problems, tries to find the effect of the commercial real-estate on urban space, and
provides some reference for future development and design of the commercial. The
main content of article is as follows:
The first chapter describes both the development background and the research
status of the commercial real-estate and urban planning. Then define the research
area and the content, and also the research methods and some concepts related.
Chapter two focuses on the mode and the history of the commercial real-estate
and the ways and elements of the city planning. Then find the relationship between
them by analyzing the elements.
The third chapter classifies all the elements to four groups which can
summarize the key points of the commercial real-estates developments. Meanwhile
the chapter enumerates some successful cases to prove the views above.
Chapter four beginning with the analysis about the pros and cons of the urban
space which contents the commercial real-estates form the perspective of the city
area. Then demonstrate these views from theory.
The last chapter is based on the four areas above, which are city construction,
city traffic, city quality and city image. Then analyze the effect of Wanda plaza on
Hefei city specifically. By the methods of field research and questionnaire, this
chapter summarizes the pros and cons to Hefei and tries to analyze the causes.
The conclusion reveals some defects of the essay,and hopes to have some
meaningful suggestion to the commercial real-estate research and design later.
