摘 要
十四五规划中,国家对房地产欧亿·体育(中国)有限公司发展提出了房地产调控、住房制度改革、新型
城镇化等一系列宏观政策要求,这些政策的出台说明我国房地产市场已经进入从增量
到存量、从效率到质量的发展模式上来。近几年经济发展的转型升级,也让国家对房
地产欧亿·体育(中国)有限公司发展进行规范化、标准化调整,并对房企的主要融资渠道开展了全方位的监
控,包括境内外债融资、银行贷款以及信托等。我国房地产销售大多从属于房地产服
务企业,房产销售是房地产开发过程的发展和目标,具有服务业属性。随着地产欧亿·体育(中国)有限公司
发展所依靠的经济、社会、政策、市场环境发生变化,良好的销售管理对地产欧亿·体育(中国)有限公司发
展的作用愈发凸显。房产销售呈现出标准化、品牌化、规模化、信息化发展态势。基
层员工作为销售以及其他服务的直接提供者,情绪劳动繁重,容易降低工作敬业度,
导致服务质量差,企业员工流失严重等问题,不利于企业良好发展。
L公司作为深耕重庆房地产市场的本土企业,受到国家宏观政策对房地产市场的
影响房地产市场整体增速放缓,L房地产销售公司一方面面临持续性增长,另一方面
也要进行内涵式发展,而员工敬业度对于企业维护内涵式发展的速度与效率至关重
要。90后新生代员工现在已成为社会发展的主力,90后新生代员工也是 L房地产销
售公司发展主力军,通过研究 L房地产公司新生代员工敬业度,对维持 L公司可持
续发展提供动力,也为同类企业发展提供借鉴。

In 2022, as the beginning of the new journey of building a modern socialist country in
an all-round way, the 14th five year plan puts forward new requirements for real estate
development, including the macro requirements of establishing a new urbanization
development blueprint, promoting the integrated development of urban agglomeration and
building a modern metropolitan area. At the specific planning level, it puts forward
relevant policies such as housing system reform, new urbanization and land system reform.
The introduction of these policies shows that China's real estate market has entered the
development mode from increment to stock and from efficiency to quality. A good
development of the real estate industry can effectively meet the people's living needs. Due
to the continuous improvement of people's living standards and economic growth, the
market demand for real estate is still increasing. As a human based enterprise, the real
estate industry is of great significance to absorb employment and ensure employment
stability.
In recent years, in order to regulate the development of the real estate industry, the
state has carried out all-round monitoring on the main financing channels of real estate
enterprises, including domestic foreign debt financing, bank loans and trusts. China's real
estate sales are mostly subordinate to real estate service enterprises. Real estate sales is the
development and goal of the real estate development process and has the attribute of
service industry. With the changes in the economic, social, policy and market environment
on which the development of the real estate industry depends, the role of good sales
management in the development of the real estate industry is becoming more and more
prominent. Real estate sales show the development trend of standardization, branding,
scale and informatization. As the direct provider of sales and other services, grass-roots
employees have heavy emotional labor, which is easy to reduce their work engagement,
resulting in poor service quality and serious loss of employees, which is not conducive to
the good development of the enterprise.
As a local enterprise deeply engaged in the real estate market in Chongqing, L
company is affected by the national macro policies on the real estate market. The overall
growth rate of the real estate market slows down. On the one hand, l real estate sales
