随着我国改革开放和经济建设的飞速发展,项目的可行性研究工作越来越受到政 府部门和企业经营者的重视。通过借鉴西方发达国家在可行性研究方面的优点,并结 合我国国情进行不断探索,我国的可行性研究工作取得了长足的进步。 本文运用了可行性研究的一般方法,经过深入的调查研究,结合企业的实际情况, 对“温州道德式风情区工程”项目可行性进行了分析论证。作为天津市海河开发建设 七大异国风情区项目之一的德式风情区,坐落在河西区界内,原为天津德租界,规划 总用地面积 47.02 公顷。此项目通过挖掘风貌建筑历史及文化背景,总结并吸纳国内 类似风貌建筑的经验和做法,为河西区德式风貌建筑保护与利用及德式风情区建设带 来科学的理念和新的活力。对河西区社会、经济、文化发展起到积极的促进作用,河 西德式风情区建设进一步突出了河西区区位优势,完善城市功能,提升了河西区商务 功能和文化品位,为建设和谐、开放的现代化新城区做出贡献。 通过对项目现状评价及建设条件、市场情况及业态分析、建设规模、项目技术等 方面的可行性、项目风险、项目计划及投资等进行了研究,得出了有效的结论,帮助 决策者做出了正确的决策。通过对温州道德式风情区项目的可行性分析,得出本项目 在技术、财务、社会效益等方面是可行的结论。 关键词,温州道德式风情区;可行性研究;项目决策;投资风险Abstract As China's reform and economic construction rapid development of the project feasibility study more and more government departments and enterprises of great importance to the operator. Learn from Western developed countries, through a feasibility study in regard to the merits, combined with ongoing exploration of China's national conditions, China's feasibility study has made considerable progress. In this paper, a feasibility study using the general method, after thorough investigation and study, combined with the actual situation of enterprises, on the Wenzhou-style customs and moral engineering project feasibility analysis of argumentation. Tianjin Haihe River as the development and construction of seven exotic one area of the German customs area, located in the west of the district boundaries, the former German concession in Tianjin, planning the total land area of 47.02 hectares. Evaluation of the project and construction conditions, market conditions and the format analysis, the scale of construction, technology and other aspects of project feasibility, project risk, project planning and investment have been studied to draw a valid conclusion, to help policy makers make the correct decision. Through the customs area of Wenzhou-style moral project feasibility analysis, to draw the item in the technical, financial, social and so it is feasible to conclusions.
