随着企业面临的市场竞争越来越激烈,人才显得尤为重要,如何持续提
升企业的绩效管理水平,实现企业战略目标是任何企业都需要研究和解决的
问题。通过建立完善的绩效管理体系,可以有效的提高企业的竞争力和适应
能力。
XX物业服务公司目前缺少合适的对员工绩效管理的方法,不仅随意性强
,其中人为因素也多,公司员工的提拔和晋升,也都未能和绩效相关,且部
份对公司有实实在在贡献的员工都被疏忽。因此XX公司的绩效管理存在着许
多的问题,已经不能继续适应市场环境和企业自身的发展需要。
其次,当我们发现经营管理艰辛,市场竞争无情的时候,也同时发现对
公司员工管理的困难。XX物业服务公司的人员数量相当充足,但真正能起作
用的却没有几个。公司的管理者一直担当着救火的角色,以至公司管理者没
有时间来把握和思考公司战略等和公司未来发展的关键问题。
本文通过调研分析研究XX物业服务公司的绩效管理,从而分析得出了目
前公司中存在旳主要问题,并利用绩效管理的基础性理论知识,重新设计绩
效管理体系。
本文正文共五个章节。
第一部分着重阐述了文章的研究背景、目的及意义、研究内容与方法及
主要贡献。
第二部分针对绩效管理的相关理论进行了详细的阐述和分析,包括绩效
管理的定义、绩效管理与绩效考核的关系、绩效管理的流程及方法。
第三部分着重分析了XX物业服务公司较小管理的现状,重点分析了造成
当前现状的原因。
第四部分主要针对XX物业服务公司的绩效管理体系进行了深入分析、研
究,阐明了体系设计的目的原则、思路和流程。

第五部分是总结部分,主要针对XX物业服务公司绩效管理体系的优势进
行了分析,并阐述了在今后的实施中应注意的事项。

Abstract
Abstract
As the competition between companies is increasingly fierce, the human
resources have become more and more important. How to continuously improve
performance management and achieve strategic goals are problems that need to be
studied and solved. The competitiveness and abilities for the survival of the
enterprises can be highly enhanced by the excellent performance management
system.
The XX property management company introduced by this paper has various
systemic deficiencies in perfoimance management inclusive of randomness,
human factors, low level of relevance between personnel promotion and
performance, and negligence of many diligent staff who have made tremendous
contributions to the company. Lacking in efficient performance management the
XX property management company has difficulty in adapting to the current market
environment and its development requirments.
Operating and managing a company is no easy thing in the competitive
market while the management of the staff is very difficult. The XX property
management company owns sufficient employees, however, from which it is
difficult to find one who can play his role well. The managers of the company have
to ran repetitively many tasks which do not belong to them, thus resulting in a
dilemma that the more significant issues, such as formulating operation strategy,
setting future development direction, etc, fail to be researched and discussed by the
management of company because of the limited time of the managers.
This paper summerized the major problems of XX property management
company through research and study on its performance management system.
According to theories about performance management, the system is re-designed
and is expected to exert important effects and gain more profits for the XX
property management company.
There are five chapters which are as follows:
Study on the Performance Management of Property Service Companies
Chapter One mainly elaborated the background, objective, significance,
methods, main contents as well as major contributions of this research.
Chapter Two explained and analyzed in detail the theories about performance
management,covering definition of pemnance management, relation between
performance management and performance appraisal process and methods of
performance management.
Chapter Three illustrated the current status of performance management of
XX property management company and analyzed the reasons for it.
Chapter Four analyzed the performance management scheme of XX property
management company and introduced the purpose, principle and process of
design.
Chapter Five mainly analyzed the advantages of the performance
management system of XX property management company and proposed matters
that require special attention for future reference.
